When researching your home it’s important to know that some counties require specific home additions that can affect the final price of your home. Please contact the county where you want to place your home for their manufactured home specifications.

As all counties and individual preferences are different, prices listed on our available models are the base starting price and do not reflect any options, upgrades or specifications. The totals, depending on which options you choose, will be added to base price of your home. The list below shows both required and optional specifications. ALL MANUFACTURED HOME SPECIFICATIONS

These include required and optional but recommended manufactured home specifications.

  • Required R-38 = $172 per section. For a double wide = $344

  • Required R-19 2×6 Ext Walls = $529

  • Required (some county’s don’t require) CA WUI Pkg = $1,049

  • Required 5 gallons ship loose paint = $245
  • Optional but recommended electrical boxes nailed to studs = $279
  • Optional but recommended foundation ready = $210
  • Optional but recommended wire for A/C = $369
  • Optional high rise elongated toilets = $64 per toilet. On average each home has two.
  • Optional but recommended Beech Alder Cab = $1099 or $1199 depending if the home is a 24’ wide or 28’ wide. $725 for single wides. 
  • Optional S.S. Appliance PKG = $2,412 
  • Optional 60” Shower for Master = $509 
  • Optional but recommended 2×4 marriage walls. Very inexpensive = $99
  • Optional exterior hose bibs = $71 each
  • Optional ext GFI = $109 each
  • Optional three way switches when applicable. Usually at utility rooms and hallways = $199 each
  • Optional interior electrical receptacles when applicable. At non-living areas such as utility and hallways = $80
